Who are Exclusive Villas 4U and what do we do?

Exclusive Villas 4U are an Orlando based property management and vacation rental company that specialise in offering the perfect holiday home for travellers from around the world.

How can I get in touch with Exclusive Villas 4U?

Based in Kissimmee, central Florida, you can contact us by calling 407-505-4326 or by emailing hello@exclusivevillas4u.com.  Office hours are Monday to Friday 9am – 5pm, Saturday and Sunday 10am – 1pm however please do allow for international time differences. You can contact us out of office hours via or email or you can leave a voicemail message on our answering system.

As a local company, we are on hand should you need assistance during your stay. Unlike third-party travel agents or companies that aren’t based in Florida, we are never far away.

How many Florida villas are there to choose?

We can offer something for everyone. Whether you are looking for a small villa for a romantic getaway, or something large enough to accommodate a large family or group of friends, take a look at our extensive selection of villas.

How do I book my Florida vacation rental?

You can book your Orlando vacation rental online using our intuitive and secure website 24 hours a day, 7 days a week. You can also contact us using the above telephone number or email address to discuss any queries or special requirements that you might have.

Do I need to make a deposit to confirm my booking?

At the time of booking you will be required to make a deposit of 20% of the total cost of your vacation rental. This will secure you reservation. The remaining balance will be due 20 days before your check-in date. In the case of a last-minute booking which is 7 days or less prior to the check-in date, you will be required to pay the balance in full.

What is the check-in and check-out time?

You can check-in to your Orlando property from 4 pm with check-out at 10 am. Whilst we will try and accommodate an earlier check-in time where necessary, we cannot guarantee that we will be able to facilitate it.

You must adhere to the check-out times as failure to do so may incur an extra fee, however, as with check-in times, if you require a later check-out time we will try to accommodate.

How do I gain access to the property?

All properties are fitted with either a lockbox, which contains the keys to the property, or a keypad on the front door. The codes to access these will be sent to you two days before your scheduled arrival date.

Please do not lose the keys and make sure that you return them to the lockbox at the end of your stay. Missing keys may incur a replacement fee.

Are the swimming pools heated?

We aim to make your stay at your Orlando Villa as comfortable and enjoyable as possible therefore if you request to have the pool heated, we will ensure that it is heated to the required temperature for your stay. This will incur an additional fee and you need to contact us so that we can fulfil your request.

Can I use a BBQ grill during our stay?

If you let us know at the time of your booking, or after your arrival, that you require a BBQ, we will arrange for the hire of a gas grill with gas. There is an additional fee for the hire of a BBQ.

Please note, it is against the law to use a BBQ grill on the pool deck, therefore you must ensure, for your own safety, that you use the grill outside of the pool enclosure.

Do I need to bring my own towels?

Our Florida villas are equipped with everything you need to complete your stay. You will find towels, spare linen, a washer/dryer, hairdryer and a number of other items that you would expect to find. You will need to bring your own toiletries.

What should I do if I encounter a problem during my stay?

We make every effort to ensure that your Orlando vacation rental has everything you need in full working order. If there is a problem however you can contact us via email hello@exclusivevillas4u.com or phone 407-505-4326.

What happens in the event of Severe Weather effects?

In the event of a thunderstorm please move all guests inside the house.

Do not use the swimming pool and refrain from using electrical appliances, including the telephone, until the storm has passed.

If there is a hurricane imminent you need to ensure that you have adequate supplies of drinking water and non-perishable foods. Stay tuned to local television for further updates and advice.

In the very unlikely event that you ever sight a Florida tornado, the official advice is not to watch or film it, but move inside the house to small interior rooms, kneel down and cover your head with your arms until you are sure it has passed.

What is the cancellation policy?

We understand that situations can arise which may require you to cancel your Florida vacation rental. In this situation, we request that you notify us in writing of your intent to cancel. Our refund policies are as follows:

100% if written cancellation is received 60 days prior to your scheduled arrival date.

50% if written cancellation is received 30 days prior to your scheduled arrival date.

10% of written cancellation is received 10 days or less prior to scheduled arrival date.

Please note that your 30% booking fee is non-refundable and if full payment is not received by the required date it could result in your booking being cancelled and no money will be refunded.
